How to Inspect the Building’s External Walls Upon Handover

When working on construction projects, the stage of inspecting the external walls upon handover is one of the essential steps to ensure quality execution and the overall structural integrity. This process requires precision and follow-up, and it relies on official handover forms in which every step is documented to ensure no future errors occur. Step One: Verifying Dimensions

Before starting any actual inspection, you must refer back to the architectural drawings and compare the recorded dimensions with what is on site. Appropriate measuring tools are used to ensure the external walls were built according to the plan in terms of length, width, and correct location. Any slight discrepancy at this stage can later lead to problems when installing windows.

Step Two: Checking Window Openings

After confirming the wall dimensions, we move on to reviewing the window openings. It is necessary to measure the width and height of each opening and ensure they match the dimensions specified in the plan. This information is then accurately entered into the handover form to ensure it is officially documented.

Step Three: Opening Heights

The height of the openings is no less important than their dimensions. Therefore, the height must be measured from the floor level up to the top of the opening, ensuring it matches the design requirements. These details are also recorded in the handover form to ensure every detail is tracked accurately.

Step Four: Blockwork and Plumb Inspection

After the stone mason finishes executing the building façade, the block mason begins working behind the stone. At this stage, it is essential to ensure the blockwork is plumb and straight—meaning the wall is not leaning and has no bends. This step is critical for installing insulation later and ensuring the wall is ready for concrete casting.

Step Five: Preparing the Wall for Casting

Before starting the concrete pour, several items must be checked. First, the rebar dowel locations must be opened and all wedges or temporary pieces behind the stone must be removed. Then, the thermal insulation boards are installed, and these boards must be properly interlocked (interlock) to ensure there are no gaps that allow heat or moisture to seep through. Once these steps are completed, the wall becomes fully ready for the casting process.

The Need to Leave a 2 cm Gap Below the Sill Splash:

: A 2 cm gap is left between the back of the stone and the concrete surface at window locations to accommodate the sill splash mortar (window sill slab). Not leaving this gap increases the mortar thickness, forcing the contractor to execute a joint (pointing) with a width of up to 4 cm. This wide joint is prone to shrinkage and cracking over time, allowing water to seep into the residential unit. Therefore, this simple gap is an important element in ensuring finishing quality and preventing future water leaks.
